We received planning approval for a 12 bedroom care home extension to Oaklands Nursing Home in Hove; after it had previously received two refusals. The site was located on the edge of a Tongdean Conservation Area. To create an obvious separation between the existing building and the extension, the two are connected by a slender glazed link which facilitates the transition in floor levels by containing a lift and shallow pitched steps A new hipped roof is added to the existing building to better resolve the piecemeal, flat roof extensions that currently exist, and helps improve the functionality of the care home along with the other improvements we have proposed to the existing floor plans. The width of the extension has been kept to a minimum by providing only the requisite depth of a care home bedroom and corridor. The step within the floor plan to sit outside the root protection area breaks the mass of the proposed extension into smaller elements which reduces the overall perceived mass.
