The final proposal was developed over several years. It was originally designed with a wider community, sporting, residential and business benefit but has since been scaled down on advice from the council to a residential development that respects its surrounding environment. The site has been technically considered and designed to provide the following benefits:

– Residential properties that contributes towards the severe local housing supply shortage,

– Affordable houses for local residents to get onto the housing ladder (again in severe shortage locally),

– Open space which is safe for recreation and overlooked to provide natural surveillance,

– Formal footpaths to create greater connections around and through the site,

– Deals with a contaminated area of land,

– Preserves and provides a plan for future maintenance of the woodland,

– Creates ecological enhancement areas and habitats that can be enjoyed by all,

– Provides a footpath to give access to the football pitches during the winter along with bench seating,

– Offers to upgrade existing paths identified, subject to S106 agreement or in negotiation with the land owner,

– Provides suitable retirement housing,

– Provides the opportunity for self build houses.
