The site lies towards the southern end of London Road in Newport Pagnell. The existing site comprises of a large single house surrounded by dense trees and gardens. The new 60-bedroom care home will provide high quality, purpose built, accommodation for the current residents of Tickford Abbey. The buildings have 3 residential floors – a lower ground floor at garden level, ground floor at entrance level off London Road, and a first-floor level. Each floor provides 20 resident bedrooms with en-suites, a total of 60 bedrooms. A modest attic story provides rood spaces accommodation from staff and services. Each floor of resident’s households includes day spaces which break up the corridors whilst providing seating areas, activities, and stimulation for the residents.

The topography of the site and the area close to the river lies in floor zone 2 and flood zone 3 which required a considered design response in respect of building location, floor levels and site sections. The design approach has been to create a contemporary residential building, utilising a simple, modern palette of materials. Use of materials fall within the established palette of architectural design within the surrounding area. Two contrasting multi bricks provides the main facing and darker contrasting plinths and details. A brown tiled roof reflects characteristic local roofing materials. Select areas of limestone cladding and string course provide further articulation to key elements. Pitched roofs, gables and varying eaves heights to suit the attic storey accommodation ensure the scale of the building is closely related to its context and the overall design enhances the character of the area.
